Landowners have until March 5 to request changes to plan

Overland Park, KS - Landowners interested in submitting changes to the city's Comprehensive Plan have until Friday, March 5, to turn in their proposals.

The Comprehensive Plan is the city's future land use document. It includes the city's Future Development Plan map, which is a graphical representation of land use goals and policies of the city.

The Future Development Plan is not a zoning map.
A change to a property's designation on the Future Development Plan map does not change its zoning.

The zoning of a tract of land is not always compatible with what is shown on the Future Development Plan. The zoning map is specific in nature and identifies classification for each parcel of land in the city. The Future Development Plan map is general in nature and serves as a policy guide for future development.

Each year, the Planning Commission prepares changes to the Comprehensive Plan for final review and approval by the Governing Body.

The period until the cut-off date allows landowners and developers to request changes to the plan, including map changes to the city's Future Development Plan.

Property owners who want to request changes to their property are encouraged to contact Overland Park's planning staff first to clarify the proposal, to identify what is needed for the proposal to be considered and to review a tentative schedule of dates for consideration of the proposed change.

Once a proposal is submitted, the process is similar to a rezoning request in that all property owners within 200 feet of a requested Comprehensive Plan change will be notified of the Planning Commission's public hearing date(s).

Following the Planning Commission's action, the Governing Body will hold at least one public hearing to receive comments on the proposed changes.
