FEMA Letters of Map Changes

FEMA has issued special "Letters of Map Change" (LOMC) to the city, documenting the status of many homes that are close to but out of the 100-year floodplain:

  • Indian Creek and Blue River: Homes very close to the floodplain but verified as out by detailed survey (Case 09-07-1313A)
  • Indian Creek and Blue River: Homes further away from the floodplain and verified as "out as shown" (Case 09-07-1314A)
  • Indian Creek: Special case for one building in Orchards condominium complex and some homes in the Vendome subdivision (Case 09-07-1315A).

Other individual letters have been issued at the request of property owners. Copies of these are available at the Planning counter on the second floor of City Hall, 8500 Santa Fe Drive.

When the floodplain maps were reissued in August 2009, FEMA also renewed or revoked a number of older "Letters of Map Changes." If FEMA indicated that the older letter was in:

  • "Group 2 - LOMCs Not Incorporated:" The older letter is still valid. A copy of the original letter and the summary of map action letter should be sufficient to verify your status.
    • These are some of the more significant cases listed in "Group 2:"
  • "Group 3 - LOMCs Superceded:" The older letter is no longer valid. If your home is covered by one of those cases, it doesn't necessarily mean you are in the floodplain; it simply may mean FEMA lacked the information necessary to reconfirm your status. Contact us at 913/895-6223, to learn more:
